Property Accountant

Position Summary

 

We are actively seeking detail-oriented Property Accountants to join our network of accounting and finance professionals for current and upcoming opportunities with our clients. We partner with property management companies, commercial real estate firms, real estate developers, REITs, and other organizations to connect talented accounting professionals with opportunities that align with their experience and career goals.

The ideal candidate has experience managing the financial activities of one or more real estate properties, including financial reporting, account reconciliations, budgeting, tenant billing, and month-end close. Successful candidates are analytical, organized, and committed to maintaining accurate financial records while supporting property managers and business leaders.

Key Responsibilities

  • Manage the day-to-day accounting activities for an assigned portfolio of commercial, residential, or mixed-use properties.

  • Prepare monthly, quarterly, and annual financial statements for assigned properties.

  • Perform month-end, quarter-end, and year-end close activities.

  • Prepare and post journal entries to the general ledger.

  • Reconcile bank accounts, balance sheet accounts, and general ledger accounts.

  • Analyze operating expenses, revenues, and property performance.

  • Prepare property-level Profit & Loss (P&L) statements and variance analyses.

  • Record and reconcile tenant billings, rent payments, CAM (Common Area Maintenance) reconciliations, and other lease-related transactions.

  • Assist with budgeting, forecasting, and annual operating budgets.

  • Monitor capital expenditures and fixed asset activity.

  • Coordinate with property managers to resolve financial questions and support operational decisions.

  • Prepare audit schedules and support internal and external audits.

  • Ensure compliance with GAAP, lease agreements, company policies, and internal controls.

  • Utilize property management and ERP systems to maintain accurate financial records.

  • Identify opportunities to improve accounting processes and reporting efficiency.

 

Required Qualifications

  • Bachelor's degree in Accounting, Finance, or a related field.

  • Minimum of 2 years of accounting experience, preferably in real estate or property accounting.

  • Experience with month-end close and financial reporting.

  • Experience preparing journal entries and account reconciliations.

  • Knowledge of lease accounting, tenant billing, and property financial reporting.

  • Strong understanding of GAAP.

  • Proficiency in Microsoft Excel, including PivotTables, XLOOKUP/VLOOKUP, and formulas.

  • Experience with ERP or property management software such as Yardi, MRI, RealPage, JD Edwards, Oracle, SAP, NetSuite, or similar.

  • Strong analytical, organizational, and communication skills.

  • Ability to manage multiple properties and deadlines simultaneously.

 

Preferred Qualifications

  • CPA candidate or CPA license preferred.

  • Experience with CAM reconciliations.

  • Experience in commercial, multifamily, retail, industrial, or mixed-use property accounting.

  • Knowledge of lease administration and lease accounting standards.

  • Experience preparing annual operating budgets.

  • Experience supporting financial audits.

  • Familiarity with fixed asset accounting and capital project tracking.
